To create a permanent public record of immovable property ownership transfer, confer legal title to the buyer, prevent fraudulent secondary sales, and maintain official revenue records.

Any legal owner or authorized attorney possessing clear title, ready with duly drafted deed instruments and verified buyer-seller identities, executing transactions in immovable property.
General Documents Required
Standard documents typically requested by statutory authorities during verification
- Duly drafted Sale Deed / Conveyance Deed on appropriate non-judicial e-stamp paper
- Proof of payment of Stamp Duty and Registration Fees (e-Challan / GRAS receipt)
- Title Deeds / Mother Deed establishing chain of ownership for previous 30 years
- Encumbrance Certificate (EC) reflecting no legal encumbrance
- Approved building plan / layout approval and occupancy certificate (for constructed units)
- Tax receipts and Property Identification Number (Khata / PID / Assessment number)
- Identity and PAN proof of both Buyer and Seller, accompanied by two witnesses with verified IDs
General Application Workflow
Standard statutory flow from application presentation to final issuance
Execute title search and calculate applicable state stamp duty and registration fees.
Pay stamp duty via state e-Stamping portal (StockHolding / GRAS / treasury portal).
Book slot for document presentation at the jurisdictional Sub-Registrar Office (SRO).
Buyer, Seller, and two witnesses appear before the Sub-Registrar with original documents, biometrics, and photos.
Sub-Registrar examines deed, captures biometric fingerprints and digital photographs, registers document, and issues indexed registration number.
